FHA loans in West Virginia: 54 counties at the floor, and one at the national ceiling.
West Virginia has the most lopsided FHA limit map of any state we work in. Fifty-four of its 55 counties sit at the national floor of $541,287. Jefferson County sits at $1,249,125, the national ceiling, because it belongs to the Washington-Arlington-Alexandria metropolitan area. There is no middle in this state.

"West Virginia is an inexpensive state, so the FHA limit will be the low one everywhere."
Almost everywhere. The exception is dramatic:
- 54 of 55 counties: $541,287
- Jefferson County: $1,249,125, the national ceiling
- That is a $707,838 gap inside one state
- Nothing in between, unlike Virginia next door

County figures from HUD's CY2026 forward mortgage limits file; national floor and ceiling from Mortgagee Letter 2025-23, effective for case numbers assigned on or after January 1, 2026. Confirm your own county on HUD's official lookup before it matters, since these change each January. Jefferson County's ceiling figure comes from its Washington-Arlington-Alexandria MSA attachment. Not a commitment to lend.
Jefferson County is priced as a Washington DC suburb
Jefferson County sits in the eastern panhandle, close enough to Washington that the Census counts it inside the Washington-Arlington-Alexandria statistical area. Loan limits follow that boundary rather than the local price tag, and an area takes its figure from whichever of its counties has the steepest median price. Jefferson therefore gets priced as though it were Loudoun or Fairfax, whatever a house in Charles Town actually sells for.
The result is a genuine planning advantage for a buyer in the eastern panhandle. The same borrower, with the same income and the same credit, has more than twice the FHA borrowing headroom in Jefferson County than in Berkeley County next door, which is at the floor.
For the rest of the state, the useful conclusion is the opposite one: you do not need to look anything up. Kanawha, Monongalia, Cabell, Berkeley and every other county share the same one-unit figure of $541,287.

The 55 figures above are the only state-specific part
Outside Jefferson County the limit will not be your constraint, so the question becomes whether the file qualifies. Ratios and credit cutoffs are where West Virginia files actually turn.

What people ask about FHA loans in West Virginia
What is the FHA loan limit in West Virginia for 2026?
$541,287 for a one-unit property in 54 of the 55 counties, which is the national floor. Jefferson County is the single exception at $1,249,125. Two, three and four-unit figures at the floor are $693,050, $837,700 and $1,041,125.
Why is Jefferson County, WV so much higher than the rest of the state?
Because it is part of the Washington-Arlington-Alexandria metropolitan area. HUD sets an MSA's limit from the highest median price county within it, so Jefferson County is calculated alongside the DC suburbs and lands at the national ceiling of $1,249,125.
Is Berkeley County, WV at the higher limit too?
No. Berkeley County is at the national floor of $541,287 despite sitting next to Jefferson County. This is one of the sharpest limit borders in the country, and it is worth knowing before you narrow a home search to one side of it.
Are FHA rules different in West Virginia?
No. FHA credit, down payment, debt-to-income and appraisal rules come from HUD Handbook 4000.1 and apply identically in every state. The county loan limit is the part that is local, along with which lenders hold a West Virginia license.
